VILLA YSABEL

Villa Ysabel consists of twelve (12) Luxury Condominium Apartment Units. There are six (6) end large Luxury Apartment Units and six (6) central units which are Luxury Double Condominium Apartment Units. All apartments are approx 150 sqm and each full apartment has 3 balconies.

Large luxury Apartment The more spacious offering, with large living and dining areas, 2 large double bedrooms, master and guest, both with en-suite bathrooms. There is also an independent bathroom in the apartment. Neighbored on 1 side only, giving a much wider view of the fairway and the beautiful surroundings.

Luxury Double Condominium A double condo is an apartment with another apartment joining, so 2 apartments in one joined by a double door, ideal for families or couples who like to be joined by friends or family.

You have one main living area, but someone can retire or the children can play in the smaller condo. Eachcondo has a 2 bed bedroom, bathroom, kitchen, and dining area. The larger condo includes a living relaxing area and an additional en-suite bathroom. The Double condo's are self sufficient so can be used and rented independently of each other divided by lockable joining doors. 3 Balconies.

• Each apartment will be fitted to 5-star standards, superior to other resorts on the island. The apartments will comprise of 2 bedroom apartments with 2 bathrooms, kitchen and lounge/dining room. The apartments will be fully furnished and fully equipped, including kitchen and entertainment equipment and linen.

• The buildings have been constructed upon a 2,500 square meter lot located along the fairway of the Fairways & Bluewater Golf Course.

• Each apartment will be covered by a Certificate of Condominium Title (CCT), giving full ownership to the buyer even as a foreigner buyer.

VILLA SOFIA

• Construction of Villa Sophia has already begun and expected to be completed by October/November 2007.

• Unlike Villa Ysabel, the interior configuration will be slightly different. The top floor will consist of four large luxury penthouse apartments identical in configuration of Ysabel. The middle  and ground floors will consist of 10 large 52 to 57 square meter luxury studio type apartments per floor.

• Each apartment owner will be expected to sign a management/leaseback with the developer, for the apartment to be part of a pool of apartments that will be managed and operated as a villatel. The renewable management/leaseback, covering a period of 15 years, will be signed by the buyer upon signing the Contract to Sell, but the contract period will commence only upon turnover and acceptance of the unit by the buyer.

• The apartment owner has the option to sell the unit at any time, but the new buyer is obligated to abide by all the conditions of the management/leaseback, plus all other rules and regulations that may be imposed by the developer/hotel operator.

• The apartment owner will automatically receive a membership of the Fairways & Bluewater Golf Resort & Country Club for the duration of their ownership of the apartmen
t.

The Lodgings.

2007 will see the launch of a new product to our range. The Lodgings will be a less spacious offering than either Ysabel or Sophia but will be furnished and equipped to the same luxurious standards.

The Lodgings will consist of seventy (70) studio type apartment units at approx 30 sqm. per unit. Whilst not affording the same ocean views as Ysabel or Sophia, they are very reasonably priced at $80,000 per unit.
